The first step is for us to discuss your budget parameters, specific criteria, preferred location, and ideal timeline. It will also give you an opportunity to get to know me and see if I’m the right Realtor for you.

The next step would be to determine your financing options. When the right home comes, you’ll be prepared to make an offer. We have a recommended network of lenders, who can help you choose the best financing option, figure out how much to put for your down payment, and get you pre-approved. Knowing exactly how much you can afford will provide upfront clarity and allow you to focus on the homes within your price range.

Now for the fun part! Based on our initial discussion of your criteria, budget, and location, I will share my insights and starting showing you some listings. During this process, we’ll help you determine your must-haves and nice-to-haves. Then we’ll find properties that check all the must-haves within your budget and begin scheduling showings.

When you’re ready to go after a home, we’ll help provide an in-depth market analysis to determine the value and review the disclosures and inspection reports. If you want to make an offer, we will prepare a solid offer package, including the purchase contract and necessary paperwork. Then we’ll leverage our negotiating skills to guide you through the process. Our goal is to get you the house you want with the best terms and without spending any more money than you need to. We will always have your best interest in mind. Should things not work out for whatever reason, we’ll be ready with a plan for our next offer or start viewing more homes.

Congrats! Your offer has been accepted. Now is the time to pay your 3% Earnest Money Deposit which goes towards your down payment. Your lender will work on getting your loan fully approved. Any contingencies or conditions will need to be fulfilled. If you plan on doing any inspections, we can help coordinate and guide you through if there are any issues that are uncovered. We will regularly monitor the progress of your transaction and work with your lender, title company, escrow, and listing team to ensure a smooth and stress-free closing. If there are any issues, we will bring it to your immediate attention. Closing and loan documents are signed 3-5 days before closing. We will also make sure you understand the necessary next steps and conduct a final walk through of the property.

Now it is time to celebrate! Once we are on record with the county, we will hand off the keys. Your next chapter is about to begin! Of course, we will still be here to answer any questions or help as needed.
